Landlords and brokers lose deals waiting on an architect just to answer whether a tenant fits and what it costs. Fitplan answers both in minutes, entirely in the browser: trace a suite, enter or dictate the program, generate a test-fit, screen it against code, and export a one-page decision memo.
What you get
A Vite / React 19 / TypeScript / Tailwind 4 client-side app with per-job IndexedDB persistence:
- Open a plan (PDF, including scanned multi-page sets), trace a suite, calibrate scale
- Enter or dictate a tenant program; generate a seeded test-fit layout that you confirm before it counts
- A deterministic, cited code screen (occupant load, exits, ADA) — flags, not certification
- An editable Low / Mid / High rate card that drives the TI estimate and $/SF
- Export a one-page decision memo PDF, plus Excel / PDF takeoffs
- Optional Tauri 2 desktop build; optional Vercel shared-AI-proxy routes (bring your own key either way)
Verified by the authors
79 tests pass; the bundled demo is a synthetic four-sheet plan of a fictional building, internally consistent at a clean drawing scale. The real building it was developed against was removed from the package.
Not included
A cost database licence, an architect's stamp, or support. The code screen flags; it does not certify.
