A one-time-purchase alternative to subscription takeoff software: open a plan PDF, set scale, count and measure conditions, roll them into priced assemblies and export CSV, Excel, a bid PDF or a proposal. AI auto-count and scale detection are bring-your-own-key and run only on the sheet you send.
What you get
A Vite / React 19 / TypeScript single-page app for estimators and general contractors who take off plans and bid work:
- Open a plan PDF (scanned multi-page sets included), set scale manually or with AI, count and measure conditions
- AI auto-count of symbols — always confirmed by you, never silently applied — with your own Anthropic or OpenAI key entered in Settings and stored only in the browser
- Priced assemblies, sub-bid levelling, markup and overhead, revision-compare overlays
- Export CSV / Excel / bid PDF / proposal; offline autosave and .plumb backups
- An optional Tauri desktop build (Windows / macOS) and an optional shared-AI-proxy serverless function (off by default, origin-allowlisted by env var)
- An offline licence-verification hook with a placeholder key: bring your own ECDSA keypair
Verified by the authors
266 unit tests pass; a Playwright plan-corpus suite runs against a bundled synthetic sample plan. Real client plan sets were removed from the package and replaced with that synthetic plan.
Not included
A cost-pricing database, code-signing certificates, a payment or checkout integration, full CSI MasterFormat codes, or a proprietary PlanSwift / Bluebeam file importer (CSV, Excel and Bluebeam markup-list import are included). The desktop build was not exercised in the packaging pass.
